Padel is booming—but hopefully sports faci­li­ties aren’t built just to capi­ta­lize on trends. The success of an invest­ment depends not only on current demand but also on its ability to adapt to new deve­lo­p­ments.

Between Boom and Stabi­lity

Padel is curr­ently one of the fastest-growing sports in Europe. While millions of people in Spain already play regu­larly, the market in Germany is still in its infancy, despite its rapid growth. As a result, more and more muni­ci­pa­li­ties, clubs, and private opera­tors are inves­ting in new facilities—and are curr­ently bene­fiting from demand that, in many places, still outstrips supply.

But every trend sport also raises a stra­tegic ques­tion: What happens when the boom subs­ides? Sports faci­li­ties are built to last for decades. Trends, on the other hand, change much more quickly. Anyone who invests exclu­si­vely in a padel faci­lity today is commit­ting to a single use for the long term.

This is exactly where the McArena concept comes in. Instead of buil­ding a faci­lity exclu­si­vely for padel, padel becomes part of a flexible sports infra­struc­ture within the open-air faci­lity. Padel is one possible use—but by no means the only one.

The Open-Air Hall Looks to the Future

The covered courts combine the character of an outdoor sports faci­lity with reliable protec­tion from the elements. Rain, snow, or intense sunlight have little impact on play, while at the same time elimi­na­ting the high energy and opera­ting costs asso­ciated with a tradi­tional indoor faci­lity. This results in sports faci­li­ties that can be used year-round with rela­tively little tech­nical effort.

Even more important, however, is the long-term outlook beyond the current boom. Should the market change or demand shift to other sports in the future, the arena can continue to be used—or return to being used—in a “tradi­tional” way: nets, boards, and court markings can be replaced or adjusted.

In this way, a padel faci­lity is trans­formed back into a fully func­tional outdoor sports complex offe­ring a wide variety of sports and fitness acti­vi­ties.

Sports trends change. Good infra­struc­ture endures.

The finan­cial success of a sports faci­lity is rarely deter­mined in its first few years. What matters much more is how well it can be utilized over the course of decades.

While addi­tional outdoor courts really come into their own during the summer months, a covered outdoor faci­lity creates the condi­tions for year-round bookings, club acti­vi­ties, corpo­rate events, or regular playing groups. It is precisely this regular use that ensures predic­table revenue and makes opera­tors less depen­dent on the weather and the season.

Padel is undoub­tedly one of the most exci­ting growth markets in sports. Nevert­heless, invest­ment decis­ions should not be based solely on a sport’s current popu­la­rity. Anyone buil­ding faci­li­ties today should already be thin­king about the next twenty years.

An open-air faci­lity offers a key advan­tage in this regard: It not only provides space for the current trend but also retains its value even when that trend changes. A padel faci­lity today can become a multi­func­tional sports venue tomorrow. It is precisely this adap­ta­bi­lity that makes it a sustainable investment—for opera­tors as well as for muni­ci­pa­li­ties and clubs.
